I offer a no commitment, 2 Step consulation. The first time I meet allows me to evaluate the property and make notes. I can also answer any initial questions you may have and explain my marketing strategy for sellng your home.

After our appointment I will run a thorough competetive market analysis to find compareable properties that have recently sold, currently pending & currently on the market. I would then meet a second time to review the market analysis thorougly and discuss strategic pricing according to the market demands.

If you choose to list with me at this time, I would draw up an Exclusive Right to Sell Listing contract for you to sign so I can proceed with getting ready to sell your home.

Preparing Your Home To Sell

When it comes to preparation for selling, its important to view your home through the eyes of a buyer and ask yourself what you would expect when looking for a home? I will discuss what changes, repairs etc would be ideal before putting the home on the market to get you top dollar for your home. If you happen to have a mountain property with a septic system & well, I will proceed with the steps to get the proper continuing use permits and verifications through the county. This is also the ideal time to choose a trusted title company for title insurance and to help with the closing.

I also offer a complimentary staging consulation where I discuss decluttering, furniture placement, etc. By utilizing existing furniture & home decor along with brining in additional pieces to bring it all together, staging your home is worth the time and effort as it helps buyers better visualize the space and increases the likilihood of a higher dollar offer and fewer days on market compared to similar homes that are unstaged.

Once everything is in place and pictures have been taken, I will begin marketing your home and list it on the MLS. At this point it is critical for you to make it as easy as possible for potential buyers to view your home. Often times potential buyers will want to schedule a showing on short notice. It is best if you can keep your home in showing condition at all times so that you can accomodate these requests so you never miss a potential sale.

Offers and Negotiations

If everything goes well, a buyer and their agent will present me with an offer. In the case of multiple offers, I would review the offers to compare the benefits and risks of each one. You will then have the opportunity to accept an offer, or counter an offer based on its merits.

Once you and the buyer have agreed to all of the terms of the offer, and both parties have signed the contract, you are officially under contract.

While under contract, the buyer will likely arrange for a home inspection as well as work with their mortgage provider to finalize the loan and perform other due diligence. Keep in mind that during this time, things are still in limbo.

In the current market, it is likely the buyer will want to renegotiate during the inspection process, especially if expensive repairs or safety issues come to light. If this happens I will discuss options to determine if a resolultion can be met.

As far as financing, with the current fluctuating interest rates, an increase in rates can drastically change a monthly payment which can potentially cause a buyer to back out of a contract if the terms change before they lock in their rate. This is why I’m diligent in speaking with a buyer lender before I accept an offer to determine they have been pre-approved and properly positioned to get their financing.

Closing

This is the point at which final paperwork is signed, the transfer of funds occurs and ownership is transferred to the buyer. Depending on when the buyer is scheduled to move into the home, you will need to be all packed and ready to move so that your belongings are moved before they take possession.
